Check out where prices went up, down, stayed the same within the year and my projection for 2013

The Tempe Real Estate Market recorded price increases in every zip code accept the 85281 and 85284 Condo/Townhome market where there was actually a decline in average and median home prices from the first half of the year to the second half.

The 85281 condo market price drop is false because Tempe had some of the most expensive penthouse condos sold within the first half at 1.9, 1.65, and 1.3 all sold at Bridgeview at Hayden Ferry.  Even with these high prices sold the drop was minimal.

Zip code 85284 condo/townhome price drop should also not be taken too much as well because 85284 is primarily single family luxury homes and only a hand full of condo/townhomes sold within the first half and second half.

For the most part Tempe saw anywhere from $15,000 – $40,000 price increase in values.  For the following year 2013 I still see Tempe prices increasing but not to the extent that it did during 2012.  In fact I believe that some areas will have a slight price drop due to overpriced listings, buyers more educated and more patient, and I feel more homes will come on the market. In my neighborhood along Tempe Royal Palms/McClintock Manor I am already seeing homes that were listed, dropping prices.
